MOBILISATION, MARKETING, LETTINGS MANAGEMENT

The more time available to mobilise a scheme, the better. This phase of a project has many moving parts and needs to be carefully project managed to ensure that when a scheme opens, there are no surprises and everything is set up.

During the mobilisation phase, our technology is set up, which involves designing and populating the resident portal, configuring the tech stack, setting up bank accounts, producing bespoke policies and procedures, developing and launching a bespoke marketing strategy, recruiting the on-site teams, and getting to know the intricacies of the site.

    Our in-house marketing team works closely with the on-site team, revenue team, and client to develop a bespoke marketing strategy. The team undertake detailed local market research and competitor analysis.

    Each unit is priced based on the floor, location, and aspect. Timing and launching a ‘coming soon’ campaign is planned carefully to optimise the number of enquiries. Rents are reviewed on a regular basis to ensure that they remain competitive and optimised.

We have an established nationwide infrastructure to support sites with staff across the UK, along with a comprehensively vetted roster of nationwide supply chain partners. Flexibility is our thing; we use either directly employed FM staff for maintenance and cleaning or national supply chain partners to suit our client requirements.

    Following the mobilisation stage, the stabilised scheme moves into day to day property management and operations, led by the General Manager and supported by our regional operations managers and central services teams.

    This involves regular property inspections, servicing and maintenance of plant and equipment, rent collection, rent reviews, resident service, events, and engagement, as well as management of all day to day issues that may occur.
